Nestled in the heart of the downtown district, Marina One is no ordinary luxury development. Rather, it is a symbol of life in the prized Marina Bay, bringing together a vibrant mix of topline residences, unique retail offerings, rich lifestyle experiences and Grade-A offices. Set amid its own green luxuriant landscape, the award-winning Marina One is a veritable icon of sustainability within the Garden City.

Its 65,000 sq ft Green Heart garden is designed by Gustafson Porter + Bowman (Bay East and Gardens by the Bay) and ICN Design (Jewel Changi Airport), and boasts nearly 400 different species of plants. Inspired by tropical rainforests, the Green Heart features a meandering walkway through the trees and a three-storey silent waterfall overlooking a long reflecting pool.

Marina One’s sustainability-driven design is helmed by internationally acclaimed Ingenhoven Architects, a leader in sustainable “supergreen” architecture, and combines striking aesthetics with high-energy efficiency. Marina One’s location within Marina Bay’s financial hub also means it is within walking distance to both the Central Business District and the most renowned landmarks in the city – Marina Bay Sands and Gardens by the Bay.

Furthermore, the development is flanked by two parks, Marina Station Square and Central Linear Park, which accentuates the focus on nature and is reminiscent of prized real estate along Hyde Park in London and Central Park in New York City.

The residential component, Marina One Residences, offers views of the city skyline and Gardens by the Bay, as well as unblocked sea views. There is also a myriad of facilities that residents can enjoy, including a 50-metre lap pool and a fully equipped 200 sq m gym. Residents can also host gatherings at private dining rooms, outdoor grills, teppanyaki terraces, barbeque decks and lounges.

Shop and dine

Marina One’s retail podium, known as The Heart, is home to signature restaurants, trendy bars, beautiful cafes and household amenities. Covering over 140,000 sq ft from level 4 to the basement, the development has something for everyone, whether it is dim sum at the popular Majestic Restaurant, a cocktail at The Macallan Boutique, a spin class at Virgin Active, or a grocery run at Cold Storage supermarket.

Furthermore, Michelin-starred restaurants and luxury shopping are a seven-minute walk away at the world-class Marina Bay Sands.

Seamless connectivity

Being at the heart of the new financial district, Marina Bay is accessible via four out of the six MRT lines – Downtown Line, North-South Line, Circle Line and the upcoming Thomson-East Coast Line. In addition, with plans by the Government to implement a full subterranean network in Marina Bay, Marina One will also be directly connected to those four MRT lines as well as to Raffles Place MRT Station on the East-West Line. An MRT ride to the Orchard Road shopping belt is only eight minutes away.

Marina One is also minutes away from Singapore’s main expressways - the Marina Coastal Expressway (MCE), East Coast Parkway (ECP), Ayer Rajah Expressway (AYE) and Kallang-Paya Lebar Expressway (KPE). Changi Airport is less than 20 minutes away by car. The development is also close to Marina South Pier with ferry connections to the Southern Islands and Marina Bay Cruise Centre.

Those who like to work out a little sweat on the way to work may be pleased to know that the Marina Bay area will have a network of dedicated cycling lanes in future.

Units available

With its highly coveted location, Marina One Residences is no doubt the premier luxury residential address in the financial and business district.

Prices of the remaining 270 units in the two residential towers start from $2,200 psf or $1.65 million for one-bedroom apartments, and $2,650 psf or $5.42 million for four-bedroom apartments. Sizes of one to four-bedroom units ranging from 657-786 sq ft to 2,034-2,250 sq ft are comparably bigger than apartments in the downtown area. Penthouses start from $2,400 psf, with sizes ranging from 7,244 to 8,708 sq ft.

Buyers can opt for either the normal or deferred payment scheme. Under the latter, buyers pay a 1% booking fee and a further 19% three weeks later when they exercise the option. The buyer can then take possession and move in a further three weeks later. The remaining 80% can be paid within the next 12 months.

With Marina One’s twin 30-storey officer towers taken up by Fortune 500 companies and multinational corporations, and running at almost full occupancy, and its proximity to Raffles Place, there is constant demand from tenants for units at Marina One Residences. The investment potential is also strengthened by the future development of the Marina Bay and Greater Southern Waterfront areas.
