SINGAPORE (EDGEPROP) - A two-storey corner terraced house within the Telok Kurau estate will be put up for auction on Dec 15 by Edmund Tie, at a guide price of $5.18 million ($1,035 psf).

The house, at 67 Lorong K Telok Kurau in District 15, is an executor’s sale, says Joy Tan, head of auction and sales at Edmund Tie. “We understand it has been in the [family’s possession] for a few decades,” she notes, adding that “the parents have since passed on and have left the property for the children”.
The house is in its original condition without any renovations done, and is suitable for redevelopment, says Tan. Occupying a land area of 5,005 sq ft, the site is zoned for residential use with a plot ratio of 1.4 under URA’s Master Plan 2019.
“Being on a corner plot, the newly developed landed unit will be potentially bright and windy,” notes Tan. The site is also rectangular and huge for a corner terrace, she says. The main door of the property faces the south-east.

The site is accessible to amenities. It is within a 10-minute drive to malls like Parkway Parade and Paya Lebar Quarter. Meanwhile, the CBD and Changi Airport are within a 15- to 20-minute drive away via the East Coast Parkway (ECP) and Pan Island Expressway (PIE). For those who use public transport, there is a bus outside the house which goes to Paya Lebar MRT Station and MacPherson MRT Station, notes Tan.
The property is also within vicinity of schools such as Tao Nan School, Haig Girls’ School, CHIJ Katong Primary, Canadian International School, Victoria School and Victoria Junior College.
Tan believes the property will attract owner-occupiers, as well as developers looking to redevelop the property for sale. So far, “we have been receiving interest from developers as well as buyers looking to redevelop it for their own use”, says Tan.
